Smart home systems in Riyadh: KNX, Zigbee and Matter
A smart home that still works when the internet drops and stays understandable to its residents five years on. We design so everything works from an ordinary switch first, then add the intelligence on top.
Wired or wireless: the decision that shapes everything
The protocol is chosen before any device, and it is the hardest thing to change after finishing. KNX is an open wired standard on its own twisted-pair bus, programmed with one tool whatever the device maker, so devices stay replaceable for decades. Wireless systems such as Zigbee and Matter are cheaper to start and easier in existing villas and apartments because they need no new cable, but they depend on Wi-Fi and batteries and need good coverage design.
| Wired KNX | Wireless Zigbee / Matter | |
|---|---|---|
| Best for | New villas or those at finishing stage, and larger projects | Existing villas and apartments, renovation without demolition |
| Cabling | KNX cable run with the electrical cabling during construction | Usually no new cabling |
| Reliability | Independent of Wi-Fi and the internet | Depends on the network and batteries |
| Expansion | Devices from different makers on the same standard | Easy, provided they support Matter |
| Initial cost | Higher, recovered over the life of the system | Lower at the start |
What we actually automate
We recommend automating what changes daily life, not everything: lighting as fixed scenes (welcome, dinner, night), shades following the sun, climate in temperature zones with cut-off when a window opens, and a "leaving home" scene that turns off lights, closes shades and arms the alarm. Over-automation produces a house that needs a technician to work the lounge switch.
Smart lighting and smart switches
Lighting is where a smart home earns its keep. We separate smart switches (a module or keypad that controls an existing circuit, so ordinary bulbs keep working) from smart bulbs (which stop working when someone turns the wall switch off). For villas we favour switch-level control: dimmable circuits, keypads with labelled scenes, and presence or daylight sensors where they help. Smart sockets are used for chosen loads such as water heaters or decorative lighting, not for every outlet.
Smart curtains and shades, and scenes
Motorised curtains, blinds and shutters follow the sun to cut heat gain, open with the morning scene and close when the house is empty. Each motor needs power and a control cable or radio link planned before the ceiling and curtain pockets are finished. A scene is one action that sets several devices together: lights, shades, climate and the alarm. We agree the list of scenes with the household first, and every scene must also be reachable from a wall keypad, not only from a phone.
Smart locks and entry
Door locks join the system through the same logic: a main door that locks in the "leaving home" scene, a keypad or card for staff and drivers, and temporary codes for visitors. The lock hardware, fire exits and fail modes need care, so we cover them in a separate guide, smart door locks for villas and offices. Where several doors, many users or a need for logs are involved, we move from standalone locks to access control.
Voice assistants and energy monitoring
Voice control works best as a convenience on top of a system that already works from switches. We design for compatibility with common voice assistants through open standards such as Matter, and keep core functions local so that an internet or cloud fault does not stop them. Energy monitoring at the distribution board shows consumption per circuit, which helps find air-conditioning waste and standby loads; it is a tool for decisions, not a promise of savings.
Linking with security and intercom
A smart home shows its value when it talks to the other systems: the door camera opens on the screen when the bell rings, the gate opens from the phone, and outdoor lights come on when motion is detected at night. We design this link with the intercom, CCTV and access control from the start instead of patching it later.
On the security side, the alarm can arm from the "leaving home" scene, a camera event can switch on outdoor lights, and a door left unlocked can raise a notification. Each link is tested so that a fault in the smart-home layer never disables the alarm or the cameras.
Planning during construction
The cheapest time to install a smart home is before plastering. We take part at structure stage to set cable routes, distribution board positions, shade outlets and device boxes. What gets run at that stage is covered in low-current rough-in for villas.

What we do on this kind of project
We don't sell the equipment. We design the system, install and commission it, and keep it working.

Questions to settle first
These decide cost and performance more than the brand on the box. We work through them with you at survey stage.
- Is the building under construction, so wired cabling is possible?
- What must keep working without the internet?
- Who will manage the system after handover?
- Do you want links to cameras, intercom and the gate?
- What expansion is likely within five years?
- Are there existing systems (cinema, air conditioning) to link?
Frequently asked questions
What is the difference between KNX and Zigbee?
KNX is an open wired standard suited to new builds and works without the internet. Zigbee and Matter are wireless, easier for renovation, but depend on the network and batteries.
Can an existing villa become a smart home?
Yes, usually with wireless solutions and modules behind existing switches. A full wired installation needs the walls opened.
Does a smart home work without the internet?
It should. We keep the core logic local (lighting, scenes, shades) so it never stops when the internet does; the cloud is only for remote control.
How much does a smart home cost for a villa?
It depends on the number of rooms, the protocol and the number of functions, from a simple wireless setup to a full KNX installation. We quote after a survey and a review of the drawings.
Do you work with specific brands?
We design on open standards (KNX and Matter) and propose devices according to need; we do not sell equipment at retail.
In Riyadh and across Saudi Arabia
Smart home in Riyadh: lighting, shades, climate, entry and cameras in one system
We design and install smart home systems for villas and apartments in Riyadh as one plan with the cabling and finishing, working from an ordinary switch first and adding the intelligence on top. We fit smart lighting control and smart curtains and shades, set lighting scenes, and link climate, cameras and intercom.
Common questions
What is a home automation system?
A home automation system makes lighting, shades and climate follow scenes and schedules, controlled from the switch, the phone and by voice, without the basics stopping if the internet drops.
What are lighting scenes?
Preset levels for several lights at one press, such as welcome, dinner and night. We set them up with the interior designer so they look natural.
Can I have voice control for the home and smart home app control?
Yes, by voice and by phone depending on the chosen platform, with manual switches still working. We also provide climate control automation in temperature zones.
Do you link cameras and intercom to the smart home?
Yes: the door camera appears on the screen when the bell rings and the gate opens from the phone, which is smart home security integration.
Do you handle home energy monitoring?
Yes, with smart meters and reports that show the big loads so waste can be cut. For a smart home in Riyadh we start with a survey and a cabling plan.
